Bender Companies, a vertically integrated multifamily investment firm, in partnership with Eastham Capital, is pleased to announce the acquisition of The Flats at Gladstone. The 168-unit apartment community is located in Glendale Heights, Illinois, within Chicago’s desirable DuPage County submarket.

Originally constructed in 1977, the property consists of 31 residential buildings featuring spacious two-bedroom floor plans averaging approximately 964 square feet. The community’s unique six-unit building design offers a more private, home-like living experience, with dual-entry access, abundant natural light, and private balconies or patios.

Homes feature large, functional layouts with modernized interiors, including updated cabinetry, hardwood flooring, and black appliances. The second and third floor units also include individual washer and dryer machines.

Bender Companies plans to implement a value-add program centered on interior unit upgrades, complemented by the construction of a new clubhouse featuring a fitness center, leasing office, and maintenance shop. This improvement will enable the conversion of the current leasing office and maintenance shop back into two additional rentable units, enhancing overall revenue potential. The plan also includes targeted exterior work to enhance the overall appearance of the community.

This marks Bender Companies’ second acquisition of 2026, bringing the portfolio to over 5,950 units.
